See what stays in your pocket

A traditional listing agent commonly charges 2.5–3% of the sale price. Here's what that looks like next to a flat $385.

Compares listing-side fees at 3%. Buyer's agent compensation is separate and always negotiable.

Questions sellers ask

Do I have to pay a buyer's agent?

No. Offering compensation to a buyer's agent isn't required. A buyer may ask for it in an offer, and you can accept, counter or decline. It's always negotiable and never set by law, us or the MLS.

Is there anything due at closing?

Nothing to List4FlatFee. Your $385 is the whole fee unless you choose the help-with-offers option.

Which areas do you cover?

Washington State through NWMLS and RMLS. Franklin and Benton counties (Tri-Cities MLS) aren't covered. Selling in Oregon, Arizona, Hawaii or elsewhere? Stacie can refer you to a flat fee broker there.

Who handles showings and negotiations?

You do, since you know your home best. Buyer leads come straight to your inbox, and a lockbox and ShowingTime make agent showings easy.

Can I change or cancel my listing?

Yes. Changes are free and unlimited, and you can cancel the six-month listing anytime at no extra cost.

Can I read the agreement before ordering?

Of course. Email mls@list4flatfee.com with the county your property is in and Stacie will send it.
